49ers got franchise QB on very team-friendly deal, contract details show

Brock Purdy’s $265 million contract extension with the San Francisco 49ers always looked like a reasonable deal, but the details of the deal show a mostly team-friendly structure that shouldn’t sink the 49ers if Purdy struggles.

Mike Florio from Pro Football Talk posted the details and outlined a key inflection point. Purdy’s five-year contract is ostensibly a six-year pact since he has one year left on his rookie deal, but Florio writes that it could wind up being a much shorter contract if things go sideways.

Via Pro Football Talk:

As a practical matter, the first three years ($115.346 million) are fully guaranteed at signing. The first real decision point for the 49ers comes after the first two seasons.

After the 2026 season, the 49ers will have until April 1, 2027 to avoid $55.05 million in full guarantees for 2028. They would owe Purdy $27.25 million for 2027, subject to offset.

Purdy is guaranteed to earn, as a practical matter, $115.346 million through 2027. The 49ers can avoid his $55.05 million compensation in 2028 by cutting him on or before April 1, 2027.

If San Francisco elects to part ways with Purdy, the earliest they could feasibly do so is after the 2026 season. According to Over the Cap, releasing Purdy after the 2026 season, but before April 1, 2027, would incur a $35,964,000 dead cap hit for San Francisco.

Should that release come after the 2027 season, and before April 1, 2028, it would be a dead cap charge of just over $16 million with $41.58 million in savings.

OTC also has the deal with $100 million in total guaranteed money, which ranks 12th among active QBs.

Where does Brock Purdy’s contract rank among QBs?

Purdy’s deal is fifth among QBs in total value at $265 million, and tied for seventh in average annual value at $53 million.

What’s Brock Purdy’s cap hit this year?

The cap hit in 2025 isn’t very big. In fact, the massive cap charges don’t really start until 2027 when it balloons to $30.8 million. This season, though, his cap hit is a paltry $9,119,253 according to OTC.

What’s Brock Purdy’s cap hit in the other years?

  • 2025: $9,119,253

  • 2026: $24,716,000

  • 2027: $30,820,000

  • 2028: $57,620,000

  • 2029: $72,520,000

  • 2030: $64,550,000

  • 2031 (void): $11,000,000

How much cap space do the 49ers have now?

There was a small uptick in Purdy’s cap charge this year, which dropped the 49ers’ cap space some. They were at just over $42 million. OTC now has them at $39,189,469 in total cap room.
